The North Side Report

What sold, what it sold for, and what I'd do about it. Pacific Heights, Presidio Heights, Cow Hollow, the Marina, Sea Cliff and Russian Hill, with the rest of the city for context. Sales from April 1 to October 19, 2026.

A note before the numbers

I cross the Golden Gate almost every day, and I still never get tired of the view. This fall I've also had a front-row seat to something else: buyers at the top of our market are paying more for well-priced homes than at any time in the last few years.

Fewer homes sold over the summer, which is normal. But the ones that sold went fast and well over asking, and in the first 19 days of October the north side alone had as many $15M+ closings as the busiest full month this year citywide. Here's the data, neighborhood by neighborhood, and my honest read on what it means if you're thinking about buying or selling.

The north side, $5M and up

Q3 had fewer sales than spring (51 down to 25), but pricing got stronger. 80% of north-side $5M+ homes sold above list, and the median sale was 111.1% of asking. A year ago it was 98.1% on 13 sales.

My take

Fewer homes are selling, and the ones that do sell are getting bid up. That's what a shortage of good inventory looks like. It isn't a slowdown.

Q3 medians in each neighborhood rest on one to nine sales, so read them as a snapshot, not a trend. The last-12-months counts come from Compass's October 2026 San Francisco market report (houses and condos, through September 30). That report doesn't break out Sea Cliff.

02

October so far

13 north-side homes closed at $5M or more between October 1 and 19, for $140.4M. The median was $8,600,000, and the typical home took 12 days to go into contract. Four of them were $15M or more.

Source: SF MLS closed sales for the six north-side neighborhoods, October 1 to 19, 2026. That export doesn't include list prices, so sale to list isn't shown. October figures are preliminary.

My take

Four trophy sales in under three weeks is a lot. It could be a few big deals that happened to close together, so I'm not calling it a trend yet. But buyers at that level are clearly active this fall.

03

Supply is the story

Looking at all north-side house sales (not only $5M+), inventory fell from 25 homes at the end of Q3 2025 to 5 at the end of June. Over the same period, the sale-to-original-list ratio went from 96% to 113%. In September, inventory crept back up to 13.

Source: Compass Luxury Northside SFH Market Report (Pacific Heights, Presidio Heights, Cow Hollow, the Marina, Sea Cliff, Russian Hill), single-family homes at all prices, by quarter through Q3 2026. Values are read from the report's charts.

Same source. Median days on market and homes sold by quarter.

My take

Watch the inventory number this fall. If more homes come on and buyers keep up, prices hold. If listings pile up, buyers get some leverage back. Right now we're at 13 houses for sale across six neighborhoods. That's still very tight.

04

The rest of the city, for context

Citywide, 25 homes closed at $5M or more in September, at a median of 119.0% of list. Over the quarter, the count fell from 91 in Q2 to 53 in Q3. The north side made up close to half of those Q3 sales.

06

What I'd do right now

If you're selling

  • Fall is working. Buyers are absorbing new listings as they come. With only 13 north-side houses for sale at the end of September, a well-prepared home still stands out.
  • Get the price right on day one. The median $5M+ north-side home went into contract in 9 days in Q3. The ones that sat for months were the exceptions, and it usually came down to price or presentation.
  • Think about your launch. Some sellers do best with a quiet private phase through Compass Private Exclusives before going public, and others do best with a full public launch. I'll walk you through both and tell you which I'd pick for your home.

If you're buying

  • Be ready before you fall in love. Most north-side $5M+ homes sold above list in Q3. Have proof of funds, a lender who can close quickly, and a decision on contingencies before you start touring.
  • Look at what's been sitting. Not everything goes fast. A couple of north-side homes in Q3 sat for two months or more and then sold below list. That's where you have room to negotiate.
  • Plan for rates. Most buyers at this level pay cash, but if you're using a jumbo loan, run your numbers at today's rates. They went up in September.

07

Don't take the list price literally

Since April, 11 homes over $5M in the city sold for 150% of list or more. Some of that is real competition. Some of it is strategy: an agent lists low to draw multiple offers, or a seller lists high and settles lower.

My take

To figure out what a home is worth, I look at the price per square foot and the comparable sales on that block, not the asking price. If you're buying, ask me what the house should sell for, not what it's listed at.

08

What's behind it

  • Tech pay has been rising even though tech headcount hasn't. Tech employment in San Francisco and San Mateo is back to about 2019 levels (roughly 102,000 jobs), but total annual tech wages are about twice as large, $57B compared with $27B in 2019. That means fewer buyers with much more purchasing power. (BLS data via Compass)
  • The stock market. The S&P 500 was about 15.7% higher than a year earlier at the end of September, and many buyers at this level fund down payments from investment gains. (MarketWatch via Compass)
  • Rates moved the wrong way. The 10-year Treasury hit a 25-year high in September, and mortgage rates rose about 70 basis points during the month. Cash buyers can work around that. Buyers who need financing feel it. (Compass, October 2026 outlook)
  • The whole city is tight. In September, 92% of San Francisco houses sold above list. The single-family median was up 17% from a year earlier, at $2,050,000, and active house listings were down 18%. (Compass via MLS)

Sources and method. Citywide and north-side $5M+ figures come from SF MLS residential closings (single-family, condo, townhouse, co-op) at $5,000,000 and above, closed April 1 to September 30, 2026 and the same months of 2025 (data as of October 14, 2026). October figures are SF MLS closings for the six north-side neighborhoods, October 1 to 19, 2026. Quarterly inventory, days on market and sale-to-original-list figures for all north-side house sales come from the Compass Luxury Northside SFH Market Report. Citywide and macro figures come from the Compass October 2026 San Francisco market report (data through September 30, 2026). Sources define neighborhoods and property types differently, so figures from different sources won't always match. Medians are used throughout. Recent months are preliminary and may change with late MLS reporting.
